Our opportunity As General Manager Portfolio Management, Build to Rent (BTR), you will provides leadership to the BTR Asset Management and Operations teams to ensure delivery of high-performance asset management functions to maximise investment performance and customer outcomes of all assets.
This role sits on the Asset Management leadership team and ensures alignment with group and BTR Venture strategy and holistic delivery of service across all asset management functions.
This role leads the end to end BTR property functions across, Property Management, Sales & Marketing, Community, Facilities BTR Operating Platform to create value and deliver operational excellence.
Contributing to and having a deep understanding of the strategy and requirements of the BTR Venture investors, there is a strong focus on delivering NOI and driving asset values as well as executing Strategic asset plans and delivery requirements within the Property Management Agreement.
Your responsibilities will include: People: Build a high performing team to support BTR Asset Management team.
Actively develop people, culture and capability within own team whilst contributing to the culture of the broader team.
Strategy: Work with Deputy Fund Manager to develop and then execute strategic asset plans for each asset that includes objectives for the asset, the capital investment plan and defines its future direction and use.
Business Unit Performance: Core focus on operational excellence to drive performance through active asset management to create value through optimised leasing, rental, and NOI growth.
Create and deliver inspiring experiences through active marketing, community engagement, and capital initiatives, upholding and consistent with the LIV brand promise Finance and Governance: Full accountability for preparation and delivery of annual Strategic Asset Plans, operational budgets in line with over-arching asset strategy, both short and long term including detailed income and expenditure cashflow budgets and valuations for operating assets only.
Monitor and report against budgets, analyse asset performance and reforecast Ensure robust and reliable controls are in place to support data integrity across the reporting and systems platform.
Manage compliance and decision making under the appropriate delegations of authority embedded in governing documents, in the best interests of underlying investors Capital Expenditure: Provide leadership to the team to manage proactive maintenance programs as well as capital works programs to maintain assets at optimal levels Risk Management: Partner with HSE team in developing and maintaining a strong risk-based culture and environment, with risk profiles, risk assessments and control self-assessments operating effectively.
Leasing: drive the BTR leasing strategy and results to meet current and future customer needs while meeting leasing budgets and KPIs and supporting asset valuation growth.
Marketing: drive collaboration within teams to develop strategic marketing programs for each asset in line with business plans, optimising market share and positioning for each asset while growing market awareness of the LIV brand and positioning Mirvac as a leader of the BTR asset class BTR Operating Platform: drive implementation and continuous improvement of the BTR technology platform, ensuring it supports efficient on-site operations, compliance with relevant state based legislation and supports future revenue growth strategies Service Providers: Manage relationships and drive outcomes with key service providers supporting BTR, such as the Mirvac Service Centre providing offshore support to Finance.
Stakeholders: Build strong and productive working relationships with investor representatives and support Mirvac functions including capital transactions, finance, tax, legal, asset management and development teams to support effective decision making and enable strategic execution supporting the acquisition target and growth ambitions of the BTR Venture.
Transformation / Business Improvement: Provide strong ongoing focus around process improvement and simplification, and streamlining of operational models and reporting.
Your point of difference Minimum 8 years of experience in property operations Degree in Business Administration, Finance, Commerce or Economics Significant experience in a medium to large real estate organisation Track record of successfully managing a significant real estate fund Project management and risk management expertise Ability to effectively deal with ambiguity and complexity and/or demanding negotiations Strong general management and leadership skills, with proven experience at senior leadership level leading large and diverse teams.
An industry leader with external stakeholders including tenants, agents and professional service groups Negotiation and Relationship Management Strategic Decision Making & Financial Management: Translates asset objectives into clearly defined business cases, costs or schedules with the aim of maximising asset performance.
Ability to work within and across large diverse teams Experienced in retail real estate property management with an emphasis on leasing and asset strategy.
Highly commercial and financially astute.
Strong leadership experience with the ability to create and maintain high performing teams.
Experienced in the negotiation of retail assets at a high level.
