Property Manager – Industrial is responsible for executing best in class property and facilities services alongside a Property Administrator, managing the operations of a diverse portfolio of assets.
You will contribute to a culture of outstanding customer service, accountability, and entrepreneurial spirit with Dexus and outsourced property and facilities teams.
The Opportunity You will make an impact by:
Coordinating a team of internal and external resources to deliver best in class customer experience and property management.
Ensuring properties are proactively managed and any issues are promptly and professionally resolved.
Building meaningful tenant relationships which will inform customer experience strategy and initiatives.
Being the point of contact for day-to-day tenant correspondence and as required, recording tenant interaction.
Managing lease obligations, transactions, and consequential administrative duties whilst adhering to relevant procedures.
Managing the properties' financial performance as it relates to contracted income, recoveries, operational expenditure, capex, and arrears.
Preparing monthly reports including relevant variance analysis and input into re-forecasting as required.
Coordinating and monitoring outgoings recovery and annual reconciliations and preparing and monitoring annual income and expense budgets for each property (capital and operational expenditure).
Acting as a single point of responsibility and accountability for the overall operational performance ie property management and on-site facilities management team operations.
Working professionally, positively, and cooperatively as part of Dexus, and modeling the values of Integrity, Empowerment, and Openness and Trust.
About You You are a passionate, proactive, driven, and service-oriented Property Manager, with strong follow through and execution.
You have the ability to juggle competing priorities and are financially savvy, with the ability to manage both Op Ex and Cap Ex budgets.
Lastly, you understand the importance of getting the job done, through teamwork and collaboration.
You will bring:
Relevant experience in office and/or industrial property management including budgeting and financial management.
Strong working knowledge of building services and real estate market activities, developments, and trends to assess possible implications on tenancy, financial and physical aspects.
Demonstrated experience liaising in a professional manner with external clients, the general public, and at all levels of a business.
Ability to interpret leases, licenses, and similar legal documents.
Knowledge of accounting principles with particular reference to accrual accounting.
Demonstrated ability to identify, develop, and implement process improvements.
Strong verbal and written communication skills.
