Your Role: Working collaboratively with the Building Manager, the Maintenance Handy Person will play a critical role in supporting the efficient operation and upkeep of Saint Mortiz – a luxury residential building located in St Kilda. Through hands‑on maintenance work, technical troubleshooting, and direct assistance with repairs, you will ensure we maintain the highest standard of maintenance, resident satisfaction, and property presentation at all times. Your practical skills and ability to provide immediate solutions to maintenance issues will be essential in preserving the premium quality and functionality of our facilities. Key Responsibilities include: Maintenance and Repairs: Conducting regular building inspections to identify and address potential issues before they escalate Responding promptly to maintenance requests in common areas and emergency situations Performing minor plumbing repairs Handling minor electrical issues Performing minor plastering and painting repairs Daily pool testing Executing carpentry repairs (cabinet adjustments, door repairs, trim work) Maintaining HVAC systems (basic troubleshooting, coordinating with specialized technicians) Undertake other maintenance and repair works as directed by the Building Manager Schedule and coordinate maintenance and repair work with external trades and contractors Obtain quotes and compare service providers, oversee contractor work to ensure quality, timeliness, and adherence to building standards Maintain vendor and contractor communication records & assist in vendor performance evaluations Ensure trades and contractors are adhering to building guidelines whilst on site and working Preventive Maintenance: Support the implementation and tracking of preventive maintenance schedules Conduct regular systematic checks of building systems, including: Update and maintain preventive maintenance logs and documentation Proactively identify potential maintenance issues before they become significant problems across HVAC systems, electrical systems, essential services, plumbing, common areas & exterior grounds Move‑In and Move‑Out Support: Ensure movers are following building guidelines to avoid disruption to building operations and unnecessary damages. Administrative Duties: Maintain comprehensive maintenance records and documentation Update and manage maintenance management systems & prepare periodic maintenance reports for management Respond to resident maintenance requests promptly and professionally Assist in inventory management of maintenance supplies and equipment The Successful Individual: To be successful in this role, the ideal candidate will possess the following attributes and experience: A minimum of 3‑4 years of experience in building maintenance or a related field Understanding of basic maintenance and repair techniques Excellent organisational and communication skills Ability to work independently and as part of a team Forward thinker and natural problem‑solving skills Basic computer skills and familiarity with maintenance management software.
