The impact you’ll have: Our North Management operations in Darwin are expanding, and we’re strengthening how we support our Assistant Strata managers (ASMs) and deliver consistent, high‑quality service across Darwin. We’re looking for a confident, organised and people focused Team Leader who is ready to take the next step in their career. You’ll already have some leadership experience under your belt (around 12 months), but this role is designed to grow, with guidance, coaching and development from experienced senior leaders. What you’ll do: Lead and support a small Team of ASMs to deliver accurate, timely and compliant client service. Coordinate day‑to‑day workloads, ensure quality is met and keep priorities on track. Provide coaching, feedback and informal training to build staf competence and confidence. Review key documentation to ensure compliance and consistency across the branch. Act as First point of escalation for questions or client issues, resolving most and escalated where needed. Collaborate with Strata Managers and Branch leadership to improve process and outcomes. Champion continuous improvement. Spotting inefficiencies and helping refine how we work. Manage Your Own Strata Portfolio: Along side leading the ASM team, you’ll take a small portfolio of strata schemes. Holdingthis responsibility to support the branch, along with your earning potential. What you’ll bring: At least one year of leadership or coordination experience, ideally in strata, property or another client-service field. A solid grasp of strata and property operations (or ability and interest to learn), documentation and client communication. Strong organisational skills. You know how to prioritise when everything urgent. Clear, confident and professional communication (written and verbal). A calm, approachable style that can build trust and help others performance. Keen eye for detail and a focus on doing things right the first time. Motivation to keep learning and developing your leadership skills. Proficiency with Microsoft Office365 and experience using CRM/workflow platforms to manage operations and reporting.
