PROJECT MANAGER – RESIDENTIAL LAND DEVELOPMENT Urban Rise Group is a dynamic residential development company delivering large-scale land subdivisions across South-East Queensland. With a strong pipeline of projects and a strategic shift toward internal project delivery, we’re looking for an experienced Project Manager to take the lead on a series of land development projects from planning approvals through to construction and titles. The Opportunity This full-lifecycle role spans town planning, engineering approvals, and civil delivery. You’ll be responsible for managing design consultants, coordinating authority approvals, and overseeing civil construction through to plan sealing and title registration. You’ll work closely with senior management, civil contractors, consultants, and local/state authorities to ensure projects are delivered on time, on budget, and to a high standard. Key Responsibilities Manage all aspects of DA, OPW, and infrastructure approvals Coordinate civil design documentation and liaise with consultants (survey, planning, civil, traffic, etc.) Interface with local councils and state agencies to negotiate outcomes Monitor and report on authority timeframes and approval risks Construction Delivery Prepare BOQs and manage the tendering and engagement of civil contractors Oversee site establishment, staging, and construction programs Monitor contractor performance and site progress Manage budgets, variations, and milestone reporting Coordinate authority inspections, plan sealing, and title registration What You’ll Bring Minimum 5 years’ experience in land subdivision or infrastructure delivery Strong understanding of planning frameworks and civil processes in QLD Proven ability to manage consultants, contractors, and approval pathways Competence in preparing BOQs and running civil tenders Site supervision experience and solid grasp of construction methodologies Strong communication, negotiation, and reporting skills Proficiency in project management tools (e.g., MS Project, Smartsheet) What We Offer Salary package from $150,000+ , negotiable based on experience Milestone-based performance incentives Immediate start with active projects in delivery Opportunity to lead projects end-to-end Exposure to strategic decision-making and senior leadership Long-term growth potential in a scaling development business Apply Now Please send your resume and a short cover letter summarising your land development experience, particularly your involvement across approvals and civil delivery.
