The role We have an exciting opportunity for an Assistant Operations Manager to join our Office Asset Team, based at 580 George Street. In this role, you will play a key part in supporting the day-to-day operations and performance of the asset by assisting with the management and coordination of all trades, contractors, and essential services. You will contribute to the efficient, safe, and high-quality operation of 580 George, ensuring an exceptional experience for tenants, customers, and visitors alike. What you will be doing Key Responsibilities Reviewing, negotiating, and managing all service contracts to ensure delivery within approved budgets and alignment with GPT’s operational objectives. Coordinating and supervising contractors, consultants, and service providers to maintain high standards of performance and tenant satisfaction. Conducting regular property inspections to ensure compliance with maintenance, safety, and quality standards. Efficiently handling maintenance requests, ensuring timely action, communication, and completion to minimise disruption to tenants and operations. Ongoing maintenance of Planned Preventative Maintenance (PPM) systems, ensuring accurate data capture, scheduling, and reporting. Implementing initiatives to improve operational efficiency, including energy, water, and waste reduction programs. Promoting a strong safety culture among GPT employees, contractors, and service providers, ensuring adherence to workplace health and safety legislation. Preparing and managing annual property operations and capital works budgets, with quarterly reviews and forecasting. Processing purchase orders, invoices, and financial reports through GPT’s procurement and reporting systems. What makes you stand out The ideal candidate will have 3–4 years of relevant operational asset management experience, preferably with trade or engineering qualifications in electrical or mechanical fields. A solid understanding of Building Codes, Australian Standards, WHS legislation, and statutory requirements is essential. You’ll be skilled in managing multiple projects, with strong knowledge of risk, contract, and contractor management. Success in this role requires a customer‑focused, proactive approach, with excellent communication and relationship‑building skills across all levels, including tenants, contractors, and senior management.
