Property Portfolio Manager – 12‑Month Fixed‑Term Maternity Cover – Full‑Time A$120,000.00/yr – A$120,000.00/yr Our client, a well established national organisation with a significant Australian footprint, is seeking an experienced Property Portfolio Manager for a 12‑month fixed‑term cover, with strong potential for extension and progression into a senior level role. This role supports the strategic management of a diverse commercial property portfolio across Australia and New Zealand, while directly managing a smaller allocated portfolio. Working closely with senior property leadership, the successful candidate will play a key role in delivering commercial property outcomes across multiple business units. The position offers valuable exposure to a $120 million acquisition‑led portfolio growth strategy, making it an excellent opportunity for a commercially focused property professional looking to advance their career. Key Responsibilities Directly manage an allocated portfolio, including lease renewals, rent reviews and new lease negotiations Interpret lease documentation to identify obligations and address discrepancies Liaise with landlords and agents to secure favourable commercial outcomes Support timely lease option exercises and respond to lessor requests (e.g. insurance certs) Respond to occasional reactive site issues to restore safety and operational functionality Manage property payments and billings in line with lease agreements Complete annual outgoings reconciliations in line with business unit accounting requirements Maintain accurate records within the property management system (PEP/Progenesis or equivalent) Support group finance and lease reporting requirements Process property‑related financial transactions through SAP (or equivalent) Act as the key contact for property‑related matters within the allocated portfolio Build and maintain strong relationships with landlords, agents and internal stakeholders Provide insights into rental markets, property values and infrastructure considerations Collaborate with internal teams to support broader network and property strategy decisions Key Requirements 5+ years’ experience in commercial property or portfolio management within a corporate environment Bachelor’s degree in Business, Property or a related discipline Sound understanding of commercial property leases and portfolio management Experience negotiating with landlords and managing lease‑related matters Working knowledge of relevant property legislation and statutory requirements Strong stakeholder management capability, attention to detail with high‑level numeracy skills Excellent organisational and time‑management skills Exposure to Progenesis / PEP corporate real estate system and SAP financial systems (or equivalent) What’s on Offer 12‑month fixed‑term maternity cover with genuine potential to extend Opportunity to step into a senior‑level role longer term Exposure to a national property portfolio Involvement in a $120m growth and acquisition program Hybrid working arrangement (Clayton‑based) Apply now or contact Jasmine Alusoska at Prime Recruitment for a confidential discussion on or #J-18808-Ljbffr
