Assistant Operations Manager – The GPT Group Based at 580 George Street, Sydney, the Assistant Operations Manager will support the day‑to‑day operations and performance of our office asset. We shape leading experiences across office, retail, logistics and student accommodation, and manage $35 billion worth of assets. The role In this role you will play a key part in supporting the day‑to‑day operations and performance of 580 George, ensuring an exceptional experience for tenants, customers, and visitors alike. Key Responsibilities Review, negotiate and manage all service contracts to ensure delivery within approved budgets and alignment with GPT’s operational objectives. Coordinate and supervise contractors, consultants and service providers to maintain high standards of performance and tenant satisfaction. Conduct regular property inspections to ensure compliance with maintenance, safety and quality standards. Handle maintenance requests efficiently, ensuring timely action, communication and completion to minimise disruption to tenants and operations. Maintain the Planned Preventative Maintenance (PPM) system, ensuring accurate data capture, scheduling and reporting. Implement initiatives to improve operational efficiency, including energy, water and waste reduction programmes. Promote a strong safety culture among GPT employees, contractors and service providers, ensuring adherence to workplace health and safety legislation. Prepare and manage the annual property operations and capital works budget, with quarterly reviews and forecasting. Process purchase orders, invoices and financial reports through GPT’s procurement and reporting systems. What makes you stand out The ideal candidate will have 3–4 years of relevant operational asset management experience, preferably with trade or engineering qualifications in electrical or mechanical fields, and a solid understanding of Building Codes, Australian Standards, WHS legislation and statutory requirements. You’ll be skilled in managing multiple projects, with strong knowledge of risk, contract and contractor management, and exhibit a customer‑focused, proactive approach, with excellent communication and relationship‑building skills across all levels.
