Senior Property Manager

Reliance Real Estate Tarneit is seeking an experienced Senior Property Manager to join our team at our Head Office in Point Cook. This is a full‑time leadership‑focused role suited to an accomplished PM who can confidently manage a high‑performing residential portfolio while providing guidance, structure, and support to the broader property management team. As a Senior Property Manager, you will be responsible for delivering exceptional client service, maintaining high compliance standards, and ensuring the smooth day‑to‑day running of your portfolio—while also contributing to the development, culture, and consistency of our team. What You’ll Be Doing As a Senior Property Manager, your responsibilities will include: Overseeing the end-to-end management of a residential portfolio, including leasing, tenancy management, renewals, VCAT preparation and attendance, maintenance coordination, compliance, and rent management. Conducting routine, entry and exit inspections, ensuring accurate documentation and strict compliance. Liaising proactively with rental providers and renters to resolve issues, provide advice, and ensure a high level of customer satisfaction. Ensuring all properties are maintained to a high standard and compliant with Residential Tenancies Act obligations. Senior‑Level Operational Responsibilities Providing guidance and support to junior PMs or leasing staff as required. Assisting with internal processes, workflow improvements, and best‑practice implementation. Supporting the Department Head with reporting, escalations, and complex tenancy matters. Ensuring strong communication across stakeholders, including trades, landlords, and internal teams. Managing arrears, lease renewals, rent reviews, and compliance tasks with accuracy and timeliness. Leasing & Client Experience Advertising properties, conducting inspections, and securing quality tenants. Maintaining exemplary customer service standards throughout the tenancy lifecycle. Upholding the Reliance brand through professional conduct, communication, and problem‑solving. What We’re Looking For We’re seeking an experienced and confident Senior Property Manager who brings: Minimum 3–5 years’ experience in residential property management (senior experience preferred). Strong understanding of Victorian tenancy legislation , compliance requirements, and VCAT procedures. A client‑focused mindset with the ability to nurture and grow long‑term relationships. High-level communication skills, both written and verbal. Strong organisational skills and an ability to manage workload independently. Proficiency with property management systems (PropertyMe preferred). A proactive, solutions‑focused approach and the ability to mentor or support junior staff.
