Senior Property Manager
Location: Underwood, QLD
Salary: $85,000 - $100,000 + Super + Bonuses (based on new managements)
Hours: Full-time, Monday to Friday
Start Date: After Easter 2025

Portfolio Details:

  • Residential: 85 properties, expected to grow beyond 100 by the end of the year.
  • Location Coverage: Underwood, Logan Reserve, Greenbank, Calamvale, and surrounding regions.

About the Role:
This senior position is ideal for a results-driven professional with operational expertise and business development skills. You will oversee a growing residential and commercial portfolio, streamline operations, and drive new business opportunities.

Key Responsibilities:

  • Portfolio Management: Oversee all aspects of residential property management, ensuring smooth day-to-day operations.
  • Client Relations: Build and maintain strong relationships with landlords, tenants, and stakeholders, ensuring excellent customer service.
  • Business Development: Identify and secure new management opportunities to expand the portfolio.
  • Process Improvement: Implement strategies to enhance efficiency, compliance, and overall service quality.
  • Compliance & Legal: Handle lease agreements, QCAT hearings, and ensure regulatory requirements are met.
  • Financial Oversight: Manage rental arrears, lease renewals, and financial reporting to maintain portfolio performance.

What We Are Looking For:

  • Experience: Proven success in senior property management.
  • Industry Knowledge: Strong understanding of residential property management.
  • Business Development Skills: Ability to attract and retain landlords while identifying growth opportunities.
  • Technology Proficiency: Experience with Property Tree or similar property management software.
  • Communication & Negotiation: Excellent interpersonal skills to manage stakeholders effectively.
  • Strategic Thinking: Ability to optimize processes, improve efficiency, and support business growth.
  • Qualifications: Real Estate Certificate (required).
