Our opportunity
As an Senior Management Accountant, you will support a portfolio of projects in the Residential business by partnering with the Development Manager(s) to deliver timely and accurate financial information to support operational decision-making at a development project level; provide financial support to assist in the accurate preparation of financial forecasts; implement and maintain effective operational systems, controls and procedures to ensure data flows related to products, revenues, expenditure and other inputs are accurate; identify opportunities for improvements to systems and processes at a National Residential level.
In this role you will:
- Partner with the QLD & WA Residential business to provide financial and commercial guidance on project assumptions, returns (IRR/EBIT/Net Profit) and risks and opportunities
- Track and manage project risks and opportunities to ensure they are accurately captured in monthly reforecasting process
- Review project feasibilities and ensure forecast profit and cash flow is current, realistic and accurate, with a particular focus on the flow of data between systems to automate and form inputs around product, revenue, programme, cost and other feasibility assumptions
- Reconcile lots sold and settled on a periodic basis between systems
- Provide regular and ad hoc reporting and analysis for external JV or PDA partners, and attend monthly project review meetings and PCGs and contributing financial analysis as required
- Review inventory balances, cash flows, cost of goods sold calculations, common cost allocations to ensure actual results are in line with the feasibility and financial forecasts
- Undertake feasibility scenario analysis as required (financial impacts of alternative staging or other strategies) and undertake regular commercial analysis of project agreements and contracts to ensure accuracy in accounting treatment and reporting in Mirvac's financial statements
- Prepare inputs for monthly forecasts and annual budgeting for development projects covering various business structures (including but not limited to, development projects, construction contracts, joint ventures, PDAs and State overheads)
- Support the production of detailed project variance analysis with insightful analysis and commentary for the relevant projects
- Provide project specific data for half year and year end reporting requirements (Black Book, Property Compendium)
- Assist in providing financial analysis, commentary and preparing financial inputs for inclusion in financial approval papers and for new business opportunities
- Support and embrace recently rolled out systems (e.g. Anaplan, BI, Salesforce & Yardi) and promote the adoption of business intelligence within the residential business
- Review, maintain and manage financial and operational project data captured in finance and business intelligence systems
- Contribute to continuous process and reporting improvements related to the Mirvac feasibility model and other systems, in their interaction with projects
Your point of difference
The ideal candidate will be CA/CPA qualified or working towards. You will have prior experience in property and have utilised feasibility and/or Business Intelligence tools (e.g. Estate Master, Power BI, etc). You have strong data manipulation and analysis skills, with advanced Excel and financial modelling skills. Excellent communication skills (verbal and written) are essential as you will be required to manage and partner with multiple stakeholders. You have a flexible approach to work with the ability to work to deadlines and possess the ability to think laterally to identify opportunities to create value.
