Job DescriptionThe Opportunity To provide specialist expertise within the Property Maintenance function and more broadly across Housing Choices Australia as appropriate.
This is achieved through the provision of specialist expertise focused on the condition and maintenance needs of residential assets within the Asset Management, Tenancy Management and more broadly across Housing Choices Australia.
The role will manage a dedicated portfolio of properties owned by Housing Choices as well as those owned by government and partner organisations based on contractual arrangements.
What you'll doDevelop appropriate scoping and contractor briefing for maintenance, attend site visits with contractors to monitor performance and manage KPIs and outcomes.Develop appropriate and accurate contractor briefs for specified major maintenance and asset upgrade works where required in line with Housing Choices standards.Scheduling of all maintenance which includes standalone property maintenance, facility management, common areas maintenance and essential services maintenance.Evaluate quotes and tenders for major maintenance and upgrade works as per policy.Deliver responsive maintenance services to tenants and communities in South Australia through responsive, appropriate and respectful customer service, ensuring effective and efficient delivery of services and sound property investment.Deliver outstanding customer service through timely, accurate and clear communication with clients, the adoption of a positive "can do" attitude and constructive responses to client concerns, queries, and requests.Effectively deal with customer requests, needs and requirements and proactively receive and act on feedback and complaints, escalating complex matters as required.Desired Skills and ExperienceWhat you'll bring: Qualifications and experience in the building trade and/or demonstrated experience in property repair coordination and contractor management.Experience in dealing with contractors to ensure property maintenance activities are compliant, carried out efficiently and to a very high standard.Working knowledge of home maintenance services.Knowledge and experience in scoping building and maintenance works, quoting and cost management to ensure maintenance activities are performed in a cost-effective manner, and works are carried out within budgets.Sound knowledge and experience of Work Health and Safety as it applies to the residential building and property maintenance industry.Competency with using databases and Microsoft programs, particularly Excel and Word.Highly developed organisational skills including the ability to manage competing priorities.Well-developed problem solving and influencing skills, including the ability to recommend strategies for resolution/service improvement to management.What we offer in return5 Weeks Annual LeaveFlexible working arrangementsSalary Packaging for living expenses, meal, and entertainment expensesRecognition programSalary Continuance Insurance16 weeks paid parental leavePlease note that it is a minimum requirement of this position that all appointments are made subject to a satisfactory National Criminal History or Police Check conducted by Housing Choices Australia and the successful post holder to:
