Our opportunityAs Senior Facility Manager, you will manage the operational and capital expenditure performance of the assets within your portfolio, ensuring that all financial targets are met and all operational services are procured in consultation with senior management directives in accordance with statutory requirements, whilst maintaining the highest level of safety and customer service.
In this role you will:Control and ensure all financial Capital & Operating budget expenses against forecast for your properties.In consultation with the Portfolio Manager review proposed alterations to ensure that all building/alteration works meet architects/consultants' specifications and any NCC or statutory requirements.Prepare scope of works and all relevant documentation.Advise the Property Manager and the Senior Facility Manager on maintenance and operational issues which may affect the normal operation of the building and operating budget.Maintain an up to date asset register and preventative maintenance planner in the required business format.Monitor and ensure all relevant statutory logs, registers relevant to the properties are in the required business format.Understand your portfolios energy and water usage profiles and identify anomalies with your facility management team.Participate in Operational Health check Proforma (QMS dataroom) with Divisional Manager, onsite Senior Facility Manager and Property Manager.Complete all FCR compliance reporting within the correct timeframes.Ensure all areas of the property are presentable at all times.Respond to information and tenant requests as required.Implement any initiatives as advised by your direct Manager or asset services team.Ensure the building is adequately staffed/monitored during periods of absence, promptly notifying Portfolio or Property Manager of any absence from site including planned or unplanned (sick) leave and annual leave.Complete the performance management process and related documentation on time as outlined in the Performance Management Program including a Development Plan.Actively mentor and train all facility managers in your team.Develop and maintain strong relationships with all customers.Your point of differenceAt least 8 years' experience in all facets of facilities management typically stemming from a solid administrative and/or technical background.Technical competency with trade or tertiary qualifications.Experience in a high-volume role with conflicting priorities.Experience in negotiating and enforcing contracts.Demonstrated understanding of Australian Standards, NCC, HSE, DDA and other risk management issues.Ability to be on call 24/7, work on weekends and attend to after-hours calls.Experience preparing detailed asset plans, budgets and capital expenditure recommendations and reports.Good decision making, influencing, presentation and negotiation skills.A customer and guest-centric focus with a strong understanding of the local community and trade area.Detailed knowledge and practical experience of BMCS systems.Project management and risk management expertise.Strong time, resource management and communication skills (both verbal and written).All of these attributes are preferred; if you think you may be the right fit for the role please still apply.
