Property Credit Analyst

Austar Finance holds an AFSL license and manages several property funds, with headquarters in Sydney and offices in Melbourne/Brisbane.Austar provides both debt and equity finance solutions for property developers with geographical reach across the eastern seaboard of Australia. Typical transaction scope includes residential, together with growing exposure to commercial, retail, health, and industrial sectors. The typical transaction size range lies from $1-$40 million AUD plus. The team has achieved approximately $2 billion in total investment over the last 6 years.About the role:The property & credit risk analyst will work as part of a small nimble team in an entrepreneurial environment to investigate, analyse, approve, & settle loan applications for construction and bridging loans, secured by Australian real estate.The role will centre on borrower credit risk, property market, and construction project analysis for the loans Austar assesses.The successful candidate will have the ability to be involved in all parts of the loan origination cycle, including:Review & analysis of valuation reports, quantity surveying reportsFinancial modelling & project feasibility analyticsPreparation of credit & investment submissions to Investment Committee for approvalLiaising with consultants including property valuers, quantity surveyors, solicitors, etc.The role will allow the candidate to be involved in finance solutions across the entire capital stack – senior debt, mezzanine, preferred equity, common equity, etc.The role will allow the candidate to join an entrepreneurial environment where they will have exposure to all facets of the business with a focus on credit & property analytics in the credit team.Benefits and perks:This is a stellar opportunity to work directly with the firm's founders, managing directors, lending, and investment teams in a small, nimble, entrepreneurial, dynamic, fast growth environment. An Employee Share Plan will be available.Skills and Experience:Understanding key property and construction metrics and contracts.Understanding of property valuation.Ability to write a transaction specific credit and/or investment submission which includes adherence to a commercial, bespoke framework. The candidate will also be responsible for feasibility analytics (for construction loans) using a defined framework.Clear understanding of lending terminology and risk management techniques, specific to the commercial property finance environment.Create, update, and analyse sophisticated cashflow models using excel and associated plug-ins to ascertain the feasibility of projects Austar intends on funding.Understanding the pricing of loans including competitive structuring and risk considerations.Be able to work unsupervised.Be able to multitask.Willing to learn new methods and skills unique to Austar.A strong desire to work in an environment exposed to both finance and property.Apart from these compulsory attributes Austar would favourably consider skills and ability in GIS based property market analysis, and data analytics including automated valuation models, time series analysis, cluster analysis, GIS using R and/or Python.Skills will have been demonstrated in previous positions with property finance ADI and/or non-ADI organisations, property development and/or construction firms, or consultancies supporting the finance and/or property industries.The successful applicant will have a relevant degree in a finance, property, construction, commerce related discipline with favourable consideration given to applicants with an advanced degree (CFA, Master of Finance, Master of Property, MBA, Data Science, etc.) in addition to knowledge, experience and/or a strong interest in the property and/or built environment.
