On-site Posted 1 day ago Nominated Site Manager (Class 2 Multi-Residential) Location: Eastern Suburbs, Sydney Start Date: Jan 2026 Duration: 18 months Project Type: High-end multi-residential (Class 2 NCC) Reports To: Construction Director Overview Our client is a reputable builder developer delivering a landmark $45 million high-end multi-residential development in Sydney’s Eastern Suburbs, comprising luxury apartments with complex façades, premium finishes, and basement construction. The Site Manager will lead all on-site operations, ensuring full compliance with Class 2 regulations and NSW building legislation, while maintaining the highest standards of quality, safety, and program delivery. This role is pivotal in bridging design intent, compliance obligations, and on-the-ground execution. Key Responsibilities Site Supervision & Delivery Oversee daily construction activities across all trades and subcontractors. Ensure works are delivered in line with approved drawings, specifications, and NCC Class 2 requirements. Monitor site progress, productivity, and sequencing to meet program milestones. Conduct daily site walks, toolbox meetings, and maintain detailed site diaries and reports. Coordinate with consultants, suppliers, and the project team to ensure smooth delivery and resolution of site issues. Regulatory Compliance & Documentation Act as the Nominated Supervisor under the Design & Building Practitioners Act 2020. Ensure all regulated designs, declarations, and variations are lodged and documented correctly. Verify works comply with the Building Code of Australia, Home Building Act 1989, and applicable Australian Standards. Maintain accurate records and documentation for certification, audits, and occupation certificate sign-off. Quality Assurance & Defect Control Implement and manage project-specific Quality Management Plans. Review workmanship and materials for compliance with design documentation and specification. Identify and manage rectification of defects and non-conformances. Work Health & Safety Enforce compliance with the WHS Act 2011 and WHS Regulation 2017. Ensure all workers adhere to SWMS, PPE, and safe-work practices. Lead by example in maintaining a clean, safe, and organised site. Conduct incident reporting, risk assessments, and regular site safety audits. Leadership & Stakeholder Management Build strong, professional relationships with subcontractors, consultants, and clients. Communicate clearly with the Project Manager and wider team regarding progress, risks, and upcoming milestones. Mentor junior staff and promote a collaborative, high-performance site culture. Program & Reporting Track and report on progress against construction programs. Provide weekly updates on status, risks, and forecasted completion dates. Coordinate site logistics, deliveries, and resource scheduling. Skills & Experience NSW Building Practitioner Registration (Class 2 – Nominated Supervisor). Minimum 5 years’ experience supervising multi-residential or complex mixed-use projects ($20M +). Sound understanding of the Design & Building Practitioners Act 2020 and Class 2 compliance requirements. Proven track record delivering high-end projects with exceptional attention to detail and finishes. Strong leadership, communication, and stakeholder-management skills. Current White Card & First Aid Certificate. Certificate IV or Diploma in Building & Construction (Building). Builders Licence (Supervisor). Experience with high-end, architecturally designed residential developments in Sydney’s Eastern Suburbs.
