We are looking to expand our internal marketing, sales and leasing capability to match the fast‑growing scale of our development program. The Role We are seeking an energetic, commercial minded, hands‑on and self‑motivated Commercial/Industrial Sales & Leasing Manager to join our team. This role is responsible for building and leading our in‑house marketing, sales and leasing department for our strata commercial and industrial portfolio, managing relationships with external agents, and ensuring exceptional execution across all project marketing, sales and leasing initiatives. You will report directly to the Director of Development, working closely to shape sales strategy, guide project releases, and drive absorption across a significant pipeline of developments. You will take a hands‑on role in driving deals, managing enquiry pipelines, coordinating marketing campaigns, and maximising absorption rates across multiple simultaneous projects. This is a unique opportunity to work directly for the developer, marketing, selling and leasing our own portfolio—no third‑party stock. Key Responsibilities Lead the end‑to‑end marketing, sales and leasing process for B.P. Wharton’s commercial and industrial strata projects. Manage enquiry pipelines, conduct inspections, negotiate deals, and progress transactions to contract stage and completion. Oversee and coordinate external marketing consultants and sales and leasing agents who may also be appointed to various projects, ensuring KPIs, brand standards, and pricing strategies are upheld. Implement and manage marketing, sales and leasing strategies, pricing, stage releases, and marketing funnels. Develop deep product knowledge across all projects to educate buyers, tenants, and stakeholders. Drive sales and leasing performance to achieve project absorption targets and revenue objectives. Manage and contribute to project marketing, including digital campaigns, signage, collateral, and agent briefs. Provide regular reporting to senior management on enquiry levels, deal status, market trends, and competitor activity. Build and nurture strong relationships with local agents, investors, owner‑occupiers, and commercial tenants. Represent B.P. Wharton professionally at inspections, project launches, stakeholder meetings, and industry functions. About You Minimum 2 years’ experience in commercial or industrial property marketing, sales and/or leasing. Bonus consideration for candidates with experience in strata industrial project sales or leasing, particularly across SEQ. Strong understanding of the commercial/industrial market, buyer profiles, and tenant drivers. Confident negotiator with demonstrated ability to close deals and manage pipelines. Excellent communication and relationship‑building skills. Self‑motivated, proactive, hands‑on and able to operate with autonomy and accountability. Commercially minded with strong organisational and reporting skills. Able to thrive in a fast‑paced, high‑growth development environment.
