Property Manager - $80,000-$100,000 plus super plus bonuses and career growth Avenue Property Management – Mawson Lakes SA Avenue Property Consultants has an exciting opportunity for an experienced Property Manager to join our high-performing team in Mawson Lakes. Our business is only three months old, and we currently have a small portfolio of approximately 50 properties however we are growing fast. As a complete start-up in property management, we are looking for a motivated and experienced professional who can oversee the property management side of the business , implement policies and procedures, and help grow our portfolio. This is a unique opportunity for someone with proven experience to make a real impact, grow professionally, and step into more managerial role as our portfolio and team expand in the future. Key Responsibilities Be the main point of contact for your portfolio of landlords and tenants Conduct leasing viewings, ingoing, routine, and outgoing inspections Coordinate property maintenance and repairs with trusted trades Liaise professionally with contractors, owners, and tenants Handle tenancy selection, onboarding, and lease renewals Maintain accurate records in Ailo , REX , REA Forms , Ignite , and document management systems Apply property management policies and procedures consistently across the portfolio Build strong relationships and liaise with landlords, adding value to their investment journey Assist with marketing properties to Avenue Property Consultants' high standard Manage diaries and coordinate appointments Mentor and guide junior team members (as the portfolio grows) Mandatory Requirements Current SA Property Management Registration License Current Police Check Current South Australia Driver's License Australian work rights are required for this position Skills & Experience Minimum 2+ years' proven Property Management experience Exceptional customer service and communication skills; high standards of communication with landlords are expected, and candidates should be able to demonstrate this experience Excellent time management, organisational ability, and attention to detail Strong negotiation and problem-solving skills Positive, can-do attitude and professional presentation Computer literacy and experience with Ailo, REX, REA Forms, Ignite, or similar property management software Ability to foster a positive, collaborative team environment Problem-solving skills and the ability to use initiative Why Join Avenue Property Consultants?
