Apartment Community Hiring a Professional and Experienced Apartment Maintenance Supervisor POSITION SUMMARY The Maintenance Supervisor is the core of the community. They are responsible for maintaining the physical integrity of the community, ensuring a comfortable environment for residents, visitors, and team members. Supervisors are instrumental in maintaining facility operations, creating new efficiencies and developing standards that have a positive impact on resident renewals and satisfaction. The Maintenance Supervisor must manage a budget and be innovative in supporting the financial needs of the property in partnership with the property manager. Responsibilities as a Supervisor Ensure all work orders are completed in a timely manner based on priority Supervise, mentor, and coach the maintenance team Manage inventory, ordering, and delivery of all necessary supplies and equipment for maintenance Ensure all turns are completed on time and ready for move‑in Implement and oversee a preventative maintenance program Ensure maintenance personnel understand and comply with Fair Housing Laws and OSHA safety rules Maintenance Supervisor Requirements Must be HVAC certified. Minimum 3–5 years of supervisory (property management) experience required. Reliable transportation and a valid driver’s license. Attendance is an imperative job function. Great customer service skills. Multitasking ability. Flexible work schedule. Note on Certifications and Licenses EPA Certification – Required by federal law for technicians who handle refrigerants. It ensures proper handling and environmental safety. HVAC Certification – Demonstrates specialized training and expertise in HVAC operations and services. Often required by employers. HVAC License – A legal authorization to perform HVAC work within a specific jurisdiction, ensuring compliance with local regulations.
