We’re seeking a capable, proactive Residential Building Manager to take the lead at a well‑maintained residential complex in Alexandria. This is a hands‑on, fully accountable role suited to someone who already understands building operations and is ready to step straight into managing a site with professionalism and autonomy. About the Role As the primary on‑site Building Manager, you will oversee the daily operations, maintenance, compliance, and resident engagement for a residential complex. You will be responsible for ensuring the building operates safely, efficiently, and in line with all legislative, safety, and strata obligations. This role is ideal for someone with solid experience in residential or strata‑focused building management who is seeking a stable, well‑supported position with a respected organisation. What You’ll Be Responsible For Operational & Technical Management Oversee maintenance programs, contractors, trades, cleaners, and grounds staff Implement and manage preventative maintenance schedules Ensure all essential services, plant, and equipment are functioning optimally Manage building access systems, security protocols, and operational procedures Compliance & Reporting Maintain WHS compliance, safety documentation, and legislative requirements Prepare detailed building reports, defect logs, incident records, and maintenance audits Liaise with strata managers, committees, and service providers to ensure all obligations are met Financial Oversight Monitor building budgets, quotations, and expenditure Provide recommendations for capital works and long‑term asset planning Resident & Stakeholder Management Serve as the primary point of contact for residents, owners, and committees Manage enquiries, disputes, and escalations with professionalism and diplomacy Build strong relationships with suppliers, contractors, and service partners What We’re Looking For 2–4+ years experience in Residential Building Management or Facilities Management (residential/strata environment strongly preferred) Demonstrated ability to independently manage a residential building Solid understanding of building operations, essential services, and maintenance coordination Strong written and verbal communication skills Confident with reporting, documentation, and digital building management systems Proven ability to manage contractors, budgets, and compliance requirements A proactive, solutions‑focused approach and high attention to detail Australian citizenship or permanent residency Candidates from roles such as Building Manager , Assistant Building Manager (senior‑level) , Facilities Manager (residential) , Site Manager , or Strata Building Supervisor are well suited to this position.
