Senior Design Manager / Design Director – Client-Side (Large-Scale Multi-Res) Brisbane CBD | 200+ Unit Projects | Key Strategic Leadership Role Are you a senior architect or design leader with 7–10+ years’ experience in large-scale residential apartment projects — ready to step decisively into a client-side leadership role ? This is a rare opportunity to join a growing developer/builder with a major multi-year pipeline , starting with a new 212-apartment project now entering Building Approval. This role sits at the centre of project decision-making, partnering directly with the Directors and shaping the design direction across multiple upcoming developments. The Opportunity As Senior Design Manager / Design Director, you will take full ownership across design coordination, consultant management and project delivery from concept through to completion. You will be the internal design authority, ensuring buildability, efficiency, commercial alignment and architectural excellence across the portfolio. This is a career-defining role for someone who wants genuine influence, long‑term stability and a chance to build and lead an internal design function over time. What You’ll Lead End-to-end design management across multi‑residential projects (200+ units) Managing consultants through DA, BA, documentation and delivery phases Ensuring design integrity, coordination, compliance and buildability Strategic design decision-making with Directors across multiple future projects Improving design systems, standards and internal processes Potential to grow and mentor a team (e.g., junior/grad architects) Direct involvement in early planning, feasibility inputs and design strategy What You Bring 7–10+ years experience as a Senior Architect, Associate, or Design Manager Strong multi‑residential experience (Class 2) — essential Deep understanding of design coordination, DA/BA processes and consultant management A commercial mindset with the ability to balance design and delivery realities Confidence to present, influence and advise at the director level Desire to step into (or continue in) a client-side leadership role High level of technical documentation understanding Ability to work autonomously with strong ownership and accountability Why This Role Stands Out Client-side authority — influence design, not just execute it Long‑term pipeline — multi‑year development roadmap already secured Direct access to decision‑makers — no complex hierarchies Excellent salary package – highly competitive, open for the right candidate CBD office + flexible, progressive working environment Opportunity to build an internal design team over time If you are a senior architectural leader ready to step into a strategic, high‑impact role with a growing development group, we’d love to hear from you.
