Davies Ross Consulting Pty Ltd – Sydney CBD NSW Principal Architect / Head of Architecture About this Role Our client offers a rare and exciting opportunity for an Architect to join and support its developer‑builder. This is a design role overseeing design from concept → CC → construction delivery, heavily involved in the Build/Design process. You’ll be running design, influencing programme, structure, buildability and commercial outcomes across several stages of 100+ high‑spec apartments. Key Responsibilities Lead architectural design from DA through CC and construction Scrutinise, challenge and fix design issues early Commercially aware of cost implications Understand buildability and knock‑on effects of design changes Ensure design works structurally, commercially, and programmatically Declare and stand behind design decisions Programme‑driven, build‑led design Heavy coordination with structure, services, BIM and construction Know how buildings are actually built Influence speed, yield, and delivery at the decision table Coordination & Delivery Coordinate architects, services, structure and consultants Strong understanding of Revit / BIM 360 Drive coordination to prevent issues from landing on site Understand sequencing and knock‑on effects Commercial & Buildability Focus Understand Nett Lettable Area, GFA, and efficiency Design with a developer’s mindset: speed, yield and delivery Balance design intent with construction reality Essential Requirements Registered Architect (NSW) Class 2 residential experience (non‑negotiable) Registered Design Practitioner Proficient with Revit Strong working knowledge of: BCA / NCC Australian Standards NSW Planning Portal Proven ability to coordinate consultants efficiently Strong analytical mindset Understand how buildings are actually constructed Culture & Why People Stay Genuinely low‑stress environment No shouting, no swearing, no politics Zero weekends Respectful, values‑driven leadership People are encouraged to be themselves Creative flair encouraged Long‑term thinkers, not churn‑and‑burn Career Progression This role offers significant career progression, with a huge opportunity to build and lead an architectural team.
