The Senior Facilities Manager is responsible for leading and managing the operations, maintenance, and service delivery of commercial property assets within the portfolio. This role ensures optimal performance of all building systems, compliance with safety and regulatory requirements, and exceptional service for tenants and stakeholders. Key Responsibilities Facilities Operations & Maintenance Oversee daily building operations across assigned commercial properties, including HVAC, electrical, plumbing, hydraulic, access control and fire systems, surveillance and other critical systems as per company's directives and relevant Australian Standards and building codes. Develop and implement preventive and reactive maintenance schedules. Ensure all assets and systems operate efficiently and sustainably. Coordinate contractor and vendor services, including contract negotiations and performance reviews. Lead a team of facilities coordinators, technicians, security and contractors. Provide training, performance reviews, and ensure high team morale and productivity. Promote a culture of safety, accountability, and continuous improvement. Promote a culture of safety, accountability, and continuous improvement. Tenant & Stakeholder Management Act as primary point of contact for tenant facilities-related concerns. Ensure high tenant satisfaction through responsive service and proactive engagement. Coordinate fit-outs, relocations, and refurbishments as needed. Health Safety Compliance & Risk Management Ensure properties meet all health, safety, and environmental regulations. Maintain compliance records, permits, and incident reports. Conduct regular site inspections and risk assessments. Develop and implement safety protocols and procedures to ensure compliance with local regulations and industry standards. Develop and implement emergency response plans and procedures for facilities-related incidents. Conduct regular emergency drills and training sessions for building operations team. Financial & Budget Control Develop and manage operational budgets for facilities. Track expenditures and identify cost‑saving opportunities. Support forecasting and capex planning with the property management team. Negotiate contracts and service agreements to ensure cost‑effectiveness and quality service delivery and monitor vendor performance. Collaborate with external vendors, contractors, and service providers to ensure timely and quality service delivery. Sustainability & Innovation Support digital transformation through smart building technologies. Identify opportunities to improve ESG outcomes across the portfolio. Identify opportunities for the implementation of energy efficiency, waste reduction, green technologies and practices. Key Skills & Qualifications Minimum 7-10 years' experience in facilities or property management, preferably in commercial assets. Proven leadership experience managing multi‑site teams and contractors. Strong knowledge of building systems, WHS standards, and compliance. Budget management and reporting experience. Excellent communication and stakeholder management skills. Mechanical engineering is a must. FM accreditation (e.g., FMA or IFMA) is desirable.
