Role Facilities Operations Manager – 12 month contract (possibility to extend) Package Attractive salary on offer depending on experience – This role is 3‑4 days a week so salary will be pro‑rata. The Role We are seeking a Facilities/Operations Manager to manage two retail assets. The successful candidate will report to the General Manager and work closely within a team of ten including the Centre Manager, General Manager and Maintenance Manager. The role is the primary liaison for tenants, coordinating repairs, preventative maintenance and ensuring adherence to safety and regulatory standards. Key Responsibilities Manage the day‑to‑day operations of two shopping centres including all grounds and building maintenance activities. Directly manage the maintenance manager and support their career development. Proactively support all tenancy delivery aspects of refurbs, upgrades, new stores, tenant repairs, inductions; process/paperwork/reporting. Lead and oversee comprehensive daily inspections of both centres, maintain/introduce a system for ensuring all areas comply with operational and safety standards. Ensure strict adherence to safety and compliance protocols within the retail environment, acting as the principal authority on these matters and advocating for best practices. Risk and Compliance Management Ensure a property risk management program including audits is implemented and maintained across both centres. Ensure escalation procedures and incident reporting procedures are implemented, tested and reviewed in line with legislation. Ensure compliance with all OH&S, Environment and Risk Management Policies and Procedures. Ensure compliance with the Building Code of Australia, Australian Standards, Disability Discrimination Act and all other relevant regulations. Ensure the provision of a safe working environment and compliance with statutory regulations on fire, health and safety standards. Maintenance Plan, organise, maintain and manage the operations and reliability of centre facilities and general infrastructure. Establish and monitor preventative maintenance processes and programmes including inspection of maintenance work by contractors. Supervise operational administrative services including technical/support staff and contractors. Develop, recommend and administer Essential Service & OH&S policies and procedures, supporting shopping centre compliance with approved policies and processes. Reporting Actively work to develop operational budgets and ensure effective budget management. Retailer Management Build and develop effective client/stakeholder relationships across multiple levels of the organisation. Act as the on‑site key point of contact for operation matters within the property portfolio. Ensure, in conjunction with other team members, that monthly reports are completed timely and accurately, covering incident reports, capex tracking, budget status, contract expiry profile, risk & compliance status, maintenance programmes and after‑hour issue responses. Regularly prepare and present status updates to management regarding ongoing maintenance tasks, ensuring alignment with operational priorities. Work with the Finance Manager week to week for all budget needs and changes. Update and maintain a list of facilities equipment, including life‑cycle and replacement costs. Monitor and oversee the work of external contractors to ensure OH&S compliance and safe working practices, maintaining house rules. Participate in the development and administration of the centre maintenance budget. Work with the Centre Manager to manage tenant requirements and communication on any planned or emergency works. Support after‑hour and 24/7 on‑call response as part of the centre’s emergency management. Experience Required Facilities management experience within shopping centres. Experience managing and setting operational budgets. Experience in reporting of data. Experience managing subcontractor and stakeholder relationships.
