The Position
The Head of Building Operations, BTR, plays a pivotal role in managing the onsite Leasing, Concierge, and Facilities Management teams for BTR assets within the GQ business. This position is instrumental in ensuring the commercial success of each asset and the seamless onboarding of new assets into the pipeline. The incumbent will lead the Property Management team, implementing effective leasing strategies to reduce vacancy rates, and enhance resident satisfaction through concierge services and curated events. Reporting to the Executive General Manager, Customer Care & Operations, this position is fundamental to the success of our Build to Rent platform.
Key Responsibilities
As the Head of Building Operations, BTR, your role will encompass the below responsibilities.
- Collaborate with the Facilities Manager to develop and execute the asset management plan.
- Provide regular reports to investors on asset performance and commercial success.
- Lead recruitment efforts for the onsite teams, ensuring the selection of top talent.
- Drive performance development initiatives to enhance team capabilities and effectiveness.
- Work collaboratively with the People & Culture team on all HR related matters to ensure best practice.
- Manage the leasing team to implement effective leasing strategies and reduce vacancy rates.
- Develop and execute comprehensive marketing and leasing strategies for each BTR project.
- Enhance resident satisfaction through personalised concierge services and curated events.
- Implement regular communication channels to foster a sense of community and engagement.
- Collaborate with Marketing Lead and EGM, Customer Care & Operations on comprehensive marketing and leasing strategies for each BTR project.
- Drive pre-opening marketing, leasing, and building opening strategies and workstreams.
- Implement and manage operating systems for the BTR business.
- Ensure compliance with all legislative and regulatory requirements.
- Support the onsite team and monitor complaints and feedback within the property.
- In collaboration with Facilities Manager, support the maintenance contracts and asset management of each building.
- Support Facilities Manager through life cycle plans and manage capital works programs.
- Establish strategic business plans for each property to optimise ROI.
- Supervise operations, implement policies and procedures, and coordinate reporting.
The Successful Candidate
To be successful in this role, the ideal candidate will possess the following attributes and experience:
- 3 years’ experience in a similar role is imperative to your success in this role, with experience in the Build to Rent or Luxury Hotel industry preferred.
- Proven management experience within a customer-centric approach.
- Experience in recruitment, team development, and performance management.
- Strong knowledge of legislative and compliance requirements in real estate.
- Excellent communication, organisational, and problem-solving skills.
- An optimistic and positive attitude, able to adapt to challenges with enthusiasm.
