As a Lease Manager for Austria, you will be responsible for managing the store portfolio within the H&M Group, including offices, warehouses, and more, within a specific geographic area in Austria. You optimize the existing store potential through targeted lease actions, such as renegotiations and rebuilds, and identifying the best locations for new stores. By doing that, you enable long term growth.

**Key responsibilities**:

- Negotiating and re-negotiating commercial and legal terms of lease agreements with landlords and present them for approval by regional management.
- Defining the portfolio strategy by developing and maintaining the road map for your geographic area.
- Ensure the store portfolio is commercially competitive in your geographic area and beats local competition in terms of customer experience by optimizing store locations and types, adding new stores, and optimizing existing ones in your geographic area and for each brand.
- Recommend the full business case in terms of fit with market strategy, location requirements, commercial idea, configuration of space, economic and legal terms, as well as risk assessment.
- Collaborating with internal functions, including the store design team in Sweden, and other departments such as construction, facility management, business tech & operations, the business analyst, and legal to ensure the best possible deal for the H&M Group.
- Being responsible for the full P&L optimization in your portfolio, driving long term optimization of absolute profit, sales, and return of investment (ROI). To optimize ROI, you will closely collaborate with the construction department to determine the right investment levels.

**What you need to succeed**:

- At least 3 years of working experience from leasing, controlling and/or real estate, preferably within the retail industry.
- Leasing skills and good legal understanding.
- Strategic planning and long-term vision.
- Planning and strong prioritization skills.
- Ability to stay calm in difficult situations and when working under pressure.
- Good financial understanding.
- Experience with Power BI and MS Office.
- Fluency in English and German, both written and spoken.

**Additional Information**
This full-time position is based in Austria, preferably Vienna.
