Full timeDevelopment Manager - AcquisitionsAs the Acquisitions Manager, you will be a key driver in identifying, securing, and developing prime residential sites across Victoria, Queensland and South Australia. You will lead the entire acquisition process, from initial site identification to negotiation and project initiation. In this pivotal role, you will oversee feasibility studies, conduct due diligence, and manage negotiations to ensure strategic acquisitions align with development goals. Working closely with senior management and the development team, your expertise will be to guide the successful transition of projects from acquisition to delivery, directly shaping the future of the development portfolio.Key Responsibilities:Property Sourcing & Evaluation: Identify and assess development sites, conducting feasibility studies and due diligence to support strategic decisions.Negotiation & Acquisition: Lead negotiations with property owners, agents, and stakeholders to secure favourable terms and close deals.Market Research & Analysis: Conduct market research to identify trends, assess site potential, and inform acquisition strategy.Relationship Building: Cultivate and maintain strong relationships with property owners, agents, councils, and partners to support acquisitions.Due Diligence: Oversee site inspections, risk assessments, and legal reviews to ensure comprehensive evaluations before acquisition.Feasibility & Financial Analysis: Perform financial modelling and feasibility studies to support decision-making and project viability.Reporting: Prepare regular reports and recommendations for senior management on acquisitions and project status.Development Coordination: Collaborate with the development delivery team to transition projects from acquisition to initiation.Financial Oversight: Manage budgets, cash flow forecasts, and project costs, providing updates on financial performance.Risk Management: Identify risks and opportunities, providing solutions and regular financial updates.Regulatory Liaison: Ensure compliance with local regulations and liaise with councils for approvals.Skills and Experience:Bachelor's degree in Property, Real Estate, Business, Finance, or a related field.Minimum of five years' experience in property development, with a focus on front-end project management.Proven track record of sourcing and securing prime development sites.Strong experience in financial modelling, feasibility analysis, and project evaluation.In-depth knowledge of the property market and local planning regulations.Excellent negotiation, communication, and relationship-building skills.Detail-oriented with a proactive approach to problem-solving and risk management.Demonstrated ability to build and maintain lasting industry connections.Committed to achieving growth targets and delivering successful project outcomes.
