National Portfolio Manager

A.S.E.H Property Services manages a diverse range of retail assets with several commercial and industrial properties.
We are looking for an experienced and dynamic National Portfolio Manager to lead our team.
The role is responsible for the end-to-end life-cycle of our property assets with 400 properties under management with the support of the broader team in finance, legal, and maintenance.
Your ability to identify and drive net income across the portfolio will be key to your success at A.S.E.H Property Services.
Key Responsibilities: Ensure effective management, oversight, and operational controls are in place for all assets.Establish and maintain strong working relationships with all tenants.Negotiate lease renewals, surrenders, and new leases to maximize portfolio income.Prepare and issue disclosure statements and s27 notices as required under the Retail Leases Act.Instruct lawyers to prepare documents for new leases, assignment deeds, lease renewals, or any other variations as required.Ongoing review and management of rentals and outgoings charges, including compliance with the Retail Leases Act.Ensure rent and outgoings are collected on time and high-risk tenants are managed closely with the support of the wider business.Manage appropriate property maintenance and compliance regime in partnership with business direction.Manage lease expectations and provide interpretations where disputes arise between related parties.Review and facilitate fit-out drawings and signage requirements for tenants as per the business guidelines.Manage the authorization, payment, and recovery of property-related outgoings including the annual preparation of outgoings budgets and reconciliations.Arrange and negotiate lease documentation for lease assignments, surrenders, and variations as required.Provide monthly reports to the business on property performance.About You: Experience in management of Commercial and Retail properties.Experience leading either direct teams or cross-functional teams essential.Strong attention to detail.Proficient in reading and accurately interpreting lease agreements.Detailed understanding of Retail Lease Legislation and knowledge of how to apply it.Ability to effectively negotiate and problem-solve.Experience negotiating lease contract documentation.This is a dynamic, fast-paced, and diverse business.
