Job Description
Let's shoot for the stars:
As (Senior) Operations Manager for the Austrian market, you will own and shape the end-to-end operational performance of our properties across Austria. This is a highly versatile, hands-on leadership role for a strong generalist who enjoys being close to the business, spending significant time on-site (50%+ travel), and acting as a trusted local face of limehome.

You will lead, develop, and empower our local teams while ensuring seamless day-to-day operations across multiple countries. At the same time, you will represent limehome externally, building strong, long-term relationships with landlords and key partners in your markets.

How You'll Be Hosting With Heart

  • People leadership & development: Lead and coach local operations teams across multiple markets, fostering high performance, ownership, and professional growth. Act as a mentor and sparring partner while ensuring clarity of roles, goals, and expectations.
  • Operational ownership: Ensure smooth daily operations across all properties by closely coordinating with local teams, service providers, and property managers, supported by regular on-site visits.
  • Local representation: Serve as a senior local representative of limehome for landlords, public authorities, and external stakeholders, building trust and credibility and resolving escalations when needed.
  • Market expansion & launches: Take ownership of the successful launch of new properties in Austria.
  • Supplier & partner management: Build and maintain strong relationships with key service providers (cleaning, laundry, maintenance, etc.), ensuring service quality, reliability, and continuous improvement.
  • Process excellence: Ensure existing operational processes and guidelines are implemented consistently, kept up to date, and continuously improved. Proactively identify gaps and develop new processes when needed.
  • Cross-functional collaboration: Work closely with our international Operations team and internal stakeholders (Guest Experience, Project Development, Expansion, etc.) to improve performance, scalability, and guest experience across markets.
  • Problem-solving & adaptability: Act quickly and pragmatically in dynamic situations, creating or adapting processes on demand and navigating complex operational and stakeholder environments.

Job requirements

What You Need To Shoot For The Stars

  • You have a Bachelor's degree in economics, tourism/hospitality or related fields and at least 5+ years of proven experience within operations in a fast paced environment.
  • You are located in Vienna and are open to visit the properties on a regular basis.
  • Additionally, you speak German on a native level and have very good communication skills in English.
  • You have the ability to organize projects, appointments, and are a team player.
  • Also, you take ownership, love to tackle challenges, and keep cool in stressful situations.
  • A keen sense of responsibility and a hands-on mentality define your work style.
  • You structure your work individually and love to use your analytical capabilities.
