The Opportunity

founding leadership role
— your opportunity to
expand Fuse's footprint in Austria
and lead our local operations in Vienna.

As
Founding Manager
, you'll combine business development and property management, driving new real estate partnerships while ensuring smooth operations and exceptional tenant experience across our portfolio.

You'll operate with the freedom of a founder, backed by the support, capital, and systems of a fast-scaling operator.

What You'll Do1. Expand the Market

• Grow Fuse's portfolio across Vienna and other Austrian cities.
• Identify and secure new buildings through
  master leases
  ,
  revenue-share deals
  , or
  acquisitions
  .
• Build strong relationships with agents, developers, and landlords to generate off-market opportunities.

2. Oversee Property Operations

• Manage Fuse's active buildings and set up operations for new ones.
• Coordinate with local contractors, cleaning teams, and maintenance partners.
• Maintain high standards in service, maintenance, and community experience.
• Implement Fuse's operational systems (PMS/CRM) and local automations.

3. Drive Real Estate Performance

• Analyze market and financial data to identify high-potential assets.
• Prepare deal cases and lead lease or acquisition negotiations.
• Oversee onboarding, legal, and due diligence processes for new properties.

4. Operate Like a Founder

• Act as Fuse's local representative — responsible for growth, performance, and operations.
• Build and lead a small local team as our Austrian portfolio expands.
• Collaborate directly with
  Karolis (Head of Expansion)
  and the central team in
  Belgium
  , aligning with Fuse's strategy in Prague, Riga, and Budapest.

What You Bring

• 3–5 years of experience in
  real estate acquisition, leasing, or property management
  .
• A strong
  network in Austrian real estate
  — brokers, agents, developers, and landlords.
• Hands-on operational mindset — ideally with experience in
  hospitality, serviced apartments, or PBSA
  .
• Analytical, structured, and entrepreneurial — comfortable building from the ground up.
• Excellent negotiation and communication skills.
• Fluent in
  English and German
  .
