Role Description We are seeking an experienced Building Project Manager to lead the construction delivery of residential and community development projects throughout Queensland. This full-time, based on the Gold Coast, QLD, with regular travel to active project sites across South East and Regional Queensland. The Building Project Manager will be responsible for overseeing on-site construction operations, managing subcontractors and suppliers, monitoring schedules and budgets, and ensuring compliance with all building, safety, and quality standards. You will play a key role in coordinating between site teams, engineers, and head office to achieve smooth execution and on-time delivery. Key Responsibilities Oversee and coordinate all day‑to‑day site construction activities. Manage build schedules, sequencing, and critical path programs to meet key milestones. Supervise subcontractors, trades, and suppliers to ensure efficient workflow and workmanship quality. Review drawings, plans, and specifications for buildability and compliance with design intent. Conduct regular site inspections, toolbox talks, and WHS audits to maintain a zero-harm culture. Ensure compliance with QBCC regulations, NCC standards, and council development conditions. Liaise with project managers, engineers, certifiers, and consultants to resolve technical issues promptly. Track site progress, maintain accurate reporting, and communicate updates to head office. Support commissioning, defects inspections, and handover processes to ensure project closeout meets GRW standards. Role Requirements Minimum 3+ years’ experience in site or project management of residential, townhouse, or modular building projects. Willing to Re‑locate on required projects. QBCC Site Supervisor or Builder’s Licence (or ability to obtain). Proven track record in managing multiple trades and subcontractors across concurrent builds. Strong understanding of building codes, construction methodology, and quality assurance systems. Competent in using project management, scheduling, and reporting software (e.g. Procore, Buildxact, MS Project, etc.). Excellent communication, leadership, and problem‑solving abilities. Current driver’s licence and willingness to travel to regional project sites as required.
