Role Purpose The Acquisition Manager will play a crucial role in securing property and land access outcomes that support the successful delivery of large infrastructure projects. Acting as the key conduit between impacted landholders and the project, the role encompasses accountability for ensuring compliance with legislative process and governance, whilst striving to deliver negotiated outcomes in line with project schedules. This role will collaborate with a dynamic team of professionals, liaise with key stakeholders including landowners and provide expert guidance and support to our clients. We are open to candidates located across regional NSW. Role Responsibilities Manage property acquisition matters associated with project programme of works for government and non-government clients, across a multitude of sectors. Manage the relationship with assigned landholders and all associated property transactions. Lead negotiations with owners and interest holders, ensuring all outcomes meet the requirements of relevant state legislation, including the Land Acquisition and Compensation Act 1986 (VIC), Acquisition of Land Act 1967 (QLD) and the Land Acquisition (Just Terms Compensation) Act 1991 (NSW), where applicable. Undertake comprehensive due diligence and prepare detailed reporting for each property, including the development of tailored property strategies that address the full lifecycle from acquisition through to management and eventual divestment. Work collaboratively with internal and external specialists, such as valuers, legal advisors, and agronomy experts to resolve technical and commercial matters. Act as a representative of the programme in meetings with project teams and stakeholders, including attending on‑site discussions as required. Ensure all property transactions progress in accordance with organisational policies, project specific requirements, and established‑approval pathways. Provide authoritative advice to support the advancement of landholder negotiations and transaction outcomes. Review and contribute to the preparation of property adjustment plans, compensation assessments, and supporting third‑party‑documentation. Prepare and deliver formal written communications, including statutory notices, to affected landowners. Identify and recommend appropriate transaction pathways, highlighting risks and considerations for decision‑makers. Assess potential compensable interest holders and refer matters to legal counsel for confirmation when necessary. Maintain accurate, up‑to‑date records of engagement and consultation activities in line with programme requirements. Collaborate closely with stakeholder engagement teams to ensure consistent messaging, coordinated communication, and transparent interactions with landholders. Minimum Qualifications and Experience Experience in delivering property projects, ideally within linear infrastructure or management of large scale, diverse property portfolios. Knowledge and/or experience in compulsory land acquisition and negotiated property acquisition and transactions, such as leases, licences, permits and easements. Demonstrated capability in engaging effectively with landowners, community members, government agencies, consultants and other key stakeholders. Understanding and/or willingness to learn relevant frameworks and legislation. Ability to build, maintain and influence productive relationships with internal and external stakeholders.
