Assistant Project Manager Posted on March 4, 2024 – March 6, 2024 by coleregitz5f 5F currently seeks an Assistant Project Manager to join their team in Manor, Texas. This position is responsible for providing management support for a project or group of projects under the direct supervision of a Project Manager or Senior Project Manager. Works with the Project Superintendent on the day-to-day activities of assigned projects. Performs ancillary duties as required. Duties And Responsibilities Assists project manager in planning work schedule and coordinating project activities to insure project progresses on schedule and within prescribed budget. Leads the 5F SOP process. Conducts pre-job and continuing planning meetings to ensure all project team members understand contract terms and conditions, clauses, schedules or any unusual requirements of the project. Advises Project Manager of potential problems, work interferences, schedule difficulties. Assists in circumventing/resolving such problems as required. Oversees day-to-day project tasks to include submittals, material requisitions, requests for information, applications for payment, and job review packages. Secures equipment price quotes, orders equipment, and tracks delivery. Visits job sites daily and performs work inspections, checks job progress, and resolves project and contract issues. Prepares special reports, studies, statistical analysis per supervisor’s request. Such items usually require research, development and/or interpretation of data and are performed with little supervision or instruction. Heads up project quality walks with Superintendent(s). Compiles Operations and Maintenance (O&M) manuals. Completes project closeout documents within two weeks of warranty date or final project billing. Reads, reviews and understands project estimates and understand entry of estimate breakout into job cost system. Performs or facilitates material takeoff, estimating and pricing procedures for changes to work scope as well as for new project estimating. Attends and represents the project team at various meetings. Creates project billing on projects monthly in accordance with each General Contractor’s processes under PM supervision. Reviews accounts receivable. Contacts customer regarding accounts noted above which may require lien notification action. Advises Project Manager and gets guidance on what lien related notifications to initiate. Reviews labor productivity reports with superintendent and foreman for each trade to foster effective project communication and help insure accurate labor projections. Reviews and manages the project financials with the use of Actual vs. Estimate, Profit & Loss, and projection reports and all Procore tools. Assists management and marketing in developing and maintaining strong business relationships with owners, contractors, vendors, and other company personnel. Qualifications A 4‑Year College Degree or equivalent project management experience in mechanical contracting (or related industry) is required. Strong written and oral communications skills and polished presentation skills are desired. Ability to learn to read and understand contract plans and specifications. Ability to learn to perform accurate estimating and buying takeoffs for mechanical systems. Preferred Experience Negotiating experience in construction change orders and project presentations is required. Ability to solve complex, multi‑faceted problems using various problem‑solving techniques. Good written and oral communications skills and polished presentation skills. Ability to interpret contractual documents, plans, specifications, schematic diagrams and isometric drawings. Proficiency at both technical and business letter writing. Proficiency with computerized job cost accounting systems. Proficiency utilizing the Microsoft Office suite. Understanding of financial models used in fixed price, cost plus and unit rate/price contracting. Minimum three (3) years previous experience on large commercial construction projects related to mechanical construction. Comprehensive knowledge of HVAC, sheet metal duct systems, plumbing and piping systems. Demonstrated skills, experience and proficiency with technology, including experience using Microsoft Excel for cost and engineering functions. Strong knowledge of budgeting, cost estimating, and fiscal management principles and procedures. Strong understanding of technical requirements of the industry, as well as knowledge of mechanical design and planning principles and procedures. Ability to deal diplomatically and communicate effectively with internal and external customers at various levels within an organization. Excellent verbal and written communication skills. Ability to handle a dynamic, evolving, and fast‑pace workload under deadlines. Bachelor’s degree in Engineering (preferable Mechanical), Building Construction or Construction Engineering Management. Must pass a drug screen and criminal background check.
