You’ll take the lead on contract management for complex, design-driven apartment projects, multi-storey, architecturally refined, and requiring tight financial control. It’s a role suited to someone who wants influence across procurement, reporting, and commercial systems as the business continues to grow. The Role You’ll own the full commercial lifecycle of high-end residential projects: procurement, head/subcontract administration, forecasting, reporting, and commercial governance. Working closely with construction and design teams, you’ll ensure packages are accurately scoped, risks are identified early, and the financial health of each project is fully maintained. The Offer Preferred start early (flexible for the right person) Gold Coast - based role High autonomy and influence on commercial processes Opportunity to lift systems, structure, and reporting across multiple projects Work with a capable leadership group on premium, design-led builds What Winning Looks Like Procurement delivered with accuracy, clarity, and alignment to program Subcontractor admin and head-contract processes managed end-to-end Variations, EOTs, claims, and notices issued professionally and proactively Forecasts and cost-to-complete reports that are detailed, accurate, and timely Strong internal and external relationships built on trust and communication Commercial risks flagged early and managed with confidence Systems, templates, and processes improved as the company matures Responsibilities Prepare scopes, tender documents, and bid comparisons Run subcontract negotiations and contract drafting Manage all subcontract and head-contract correspondence Lead forecasting, reporting, and cost-to-complete tracking Oversee compliance, retention, and statutory requirements Work with design teams to confirm scope completeness Strengthen internal commercial systems and frameworks Provide commercial advice and guidance across project teams You 7 - 10+ years' experience in Contract Administration Strong background delivering $30M+ new-build apartment or mixed-use projects Deep understanding of standard contract forms (AS / AS or similar) Competent in preparing variations, EOTs, and formal contract notices Skilled in forecasting, financial control, and commercial reporting Degree qualified in Construction Management or Quantity Surveying (ideal) Structured, accurate, proactive, and confident managing risk Able to influence systems and mentor others as the function grows Why This Role You’ll step into a high-performing environment delivering premium residential projects where detail, communication, and commercial discipline matter.
