Head (F/m/d) of Asset and Property Management

For more information check out our webpage. SRE wants you as our next Head of Asset and Property Management (f/m/d) for Hub Central Europe (CE). Do you have the passion and expertise needed? Then join us in making a long-lasting, positive impact. In this position you are responsible for the Central Europe real estate portfolio comprising **600,000 square meters**. Your responsibilities will encompass production and office space in an owned and leased portfolio structure throughout **26 countries in the Central European** region with the role based in Vienna, Austria.

**You are the real estate expert making a difference by**:

- Representing the SRE Central Europe business towards the Siemens Regional Management, customers (internal/external), partners, and authorities in the essence of ownership culture.
- Establishing valuable and trustful partnerships with SRE's key customers and supporting the customer’s target achievements through tailor-made real estate activities.
- Steering the SRE CE Asset Management business leading a team of around 70 employees.
- Cooperating and supporting in the acquisition and disposal of real estate, especially in due diligence as well as contract negotiations for development, acquisitions, and sales.
- Pioneering the way through ambitious target setting for the SRE CE Asset Management organization as well as monitoring and tracking the SRE CE budget, resource allocations, achievements, and implementations.
- Identifying and managing operational risks and initiate corrective actions to minimize impacts of real estate performance.
- Driving and implementing the regional real estate strategy in alignment with the global strategy, global standards, and guidelines.
- Supporting Regional Asset Managers in negotiating with key customers/landlords and encouraging them to continuously improve the cost position of the locations and minimize vacancy.

**You’re excited to build on your existing real estate expertise, including**:

- Bachelor’s degree or equivalent work experience with a real estate background preferred and 15+ years of real estate experience and an advanced commercial acumen.
- Possessing profound expert knowledge in corporate real estate management, and the real estate market, strategic portfolio development, and Lease Management.
- Knowledge of real estate development is an advantage.
- Fundamental experience in real estate digitalization and decarbonization to ensure Siemens commitment becoming carbon neutral by 2030.
- Combining an excellent and distinct customer orientation with a holistic real estate business perspective/understanding including excellent negotiating experience with customers, contractors, and suppliers.
- Providing comprehensive leadership and management skills and 8+years of experience in an operational real estate business managing and leading diverse teams in a virtual working environment. Intercultural experience and sensitivity are pre-requisite.
- Demonstrating the qualities of a “great leader”: you can motivate, lead, coach, delegate assigned tasks, and empower your employees to leverage their potential and deliver the best results.
- Ability to travel up to 20-30 % of the time mainly within Central Europe including Germany.
- Fluency in English and German. Additional languages are beneficial.

- The basis for the fixed income is the minimum gross income of EUR 113,400.00 per year applicable to this function due to our collective bargaining agreement. Based on your knowledge and experience, an overpayment is definitely planned.
