Property Manager Lead for Operations

As a leading real estate investment and management company, Viridis Real Estate Services GmbH is seeking an experienced Property Manager Lead for Operations to join our team.

We are looking for someone with a strong background in facility management, customer service, and team leadership to oversee the daily operations of our student accommodation properties.

  • With this role, you will be responsible for managing the day-to-day activities of our maintenance teams, ensuring compliance with health and safety regulations, and delivering exceptional customer experiences.

You will be working closely with our site managers, stakeholders, and other departments to drive operational efficiency, improve productivity, and enhance the overall quality of our services.

A key part of your responsibilities will include:

  • Ensuring that all facilities services are delivered within agreed budgets and meet or exceed customer expectations.
  • Maintaining digitized schedules for maintenance and compliance, and overseeing maintenance teams and subcontractors to meet service level agreements (SLAs).
  • Delivering operational reports, sharing best practices, and monitoring productivity to ensure job scheduling meets SLAs and Key Performance Indicators (KPIs).
  • Supporting the establishment and maintenance of 25-year lifecycle plans for each property, and collaborating with the FM soft services, security, and cleaning contract management teams.

To be successful in this position, you will require:

  • A minimum of [5] years' experience in a similar role within student co-living or hospitality.
  • A strong background in customer-focused environments, with a proven track record of meeting financial targets and managing workloads.
  • Proficient knowledge of Facility Management systems, Building Management Systems (BMS), and Planned Preventive Maintenance (PPM) tools.
  • Familiarity with Health & Safety regulations and property compliance.

We offer a competitive annual gross salary of EUR 53,000, which is negotiable based on qualifications and experience. You will also have access to opportunities for career advancement to leadership roles, as well as a dynamic and varied role in the field of student housing.
