Canberra Based : Senior Development Manager responsible for delivering greenfield land estates and a portfolio of commercial, industrial, and residential developments from planning and design through to sales. You will lead end‑to‑end delivery across planning, landscape and civil works, site maintenance and presentation, and financial management, ensuring value realisation and alignment with feasibility outcomes. Role Overview As the Development Manager, you will manage a portfolio of residential, commercial, industrial, and community land development projects across the full development life cycle—from planning and approvals through to construction, marketing, and selling. You will play an integral role in planning and approvals, landscape and civil delivery, site maintenance and presentation, financial management, bank guarantees, and encumbrance management. This is a senior, hands‑on role that requires strategic thinking, strong stakeholder engagement, and a disciplined approach to delivery. Key Responsibilities Lead and coordinate end‑to‑end land development projects (greenfield and related areas), overseeing planning, design, civil works, landscaping, construction, and marketing/sales milestones. Manage planning processes and development of land estates to ensure stage delivery is on budget and within predetermined timeframes. Coordinate and manage a wide range of external contractors and consultants, ensuring Work Health and Safety (WHS) compliance and quality standards. Develop, implement, and monitor project management plans (milestones, risk registers, resources) and provide timely, accurate progress and commercial reports. Build and maintain strong stakeholder relationships with builders, partners, contractors, planners, authorities, and internal senior leadership to ensure successful delivery. Oversee financial management activities, forecasting, budgeting, and reporting across projects; manage bank guarantees, encumbrances, and related documentation. Support senior management with strategic decisions, feasibility assessments, and alignment to company objectives and statutory requirements. Ensure marketing and sales plans are integrated with development delivery to optimise value realisation. About You (Experience & Skills) Demonstrated senior experience managing land development and/or civil construction projects (greenfield exposure highly regarded). Strong organisation skills with the ability to manage multiple projects with competing priorities in a fast‑paced environment. Excellent interpersonal and communication skills; proven ability to negotiate and collaborate across all levels for complex outcomes. Strategic and commercial mindset with a track record of delivering projects on time and within budget. Tertiary qualification in Property Development, Civil Engineering, Project Management, Architecture, Planning, Property Law, or a related field; or demonstrated equivalent experience. Experience in land development (ideally with exposure to planning approvals, civil services, and service delivery). Knowledge of end‑to‑end development process including planning, approvals, procurement, construction, marketing, and sales. Proactive, solutions‑focused approach with high initiative, strong work ethic, and a commitment to delivering excellent customer service to stakeholders. Ability to travel to project sites as required and to work across multiple sites concurrently. Knowledge Experience with complex land market releases, subdivision layouts, and service connections. Understanding of planning policy frameworks, approvals processes, and statutory requirements relevant to your region.
